The Fire Door report is structured in such a way that the client can use it to engage a contractor who can then generate a quote. It is also a record of the fire doors which can be used to manage and maintain them going forward. The report will prove your compliance with the RRO 2005 and all updates.
The Law
Article 17 of the Regulatory Reform (Fire Safety) Order 2005 makes it a legal requirement on the responsible person to ensure that fire resisting doors and escape doors are correctly installed and appropriately maintained to be fit for purpose. The Fire and Rescue authorities have the power to enforce the Order and can prosecute or prohibit the use of part or all of the building where breaches of the regulations occur. Building owners need ‘competent persons’ as referenced in the Fire Safety Order to help them comply with fire door regulations.
As of 16th May 2022, the Fire Safety Act 2021 came into force. This act has made amendments to the RRO. The changes affected Article 6 of the RRO “Application to premises”. It now clarifies that for residential buildings with multiple occupancy, the fire safety duties owed apply to:
- The external walls and any common parts of the building, including doors or windows in the walls and anything attached to the walls (including balconies); and
- All doors between the domestic premises and common parts.
